Negative Easement

A negative easement is a legal right that allows a property owner to restrict how a neighboring property owner uses their land, preventing them from doing certain things that could block light, air, or views, or interfere with a specific feature. For example, if you have a negative easement on a neighbor’s property, they may be prohibited from building a tall structure that would obstruct the sunlight that reaches your home. Unlike a positive easement, which grants permission to use someone else's land, a negative easement protects specific rights over what can be done on adjacent land.
