A lien waiver is a document used during construction projects that confirms a party (like a contractor or supplier) has been paid and agrees not to file a legal claim (lien) against the property for unpaid work or materials. It helps ensure that once payment is made, the party cannot later seek additional funds or make claims against the property. Lien waivers protect property owners and lenders by clarifying that payment has been received and the risk of future claims from that party is eliminated.
