Easement by Estoppel

Easement by estoppel occurs when a property owner allows someone to use their land for a long time, and the user reasonably relies on that use, making significant investments based on it. If the landowner later tries to revoke this use, the law may prevent them from doing so, protecting the user's reliance and investment. Essentially, it’s about fairness: if someone has acted in a way that assumes they can use a property, and it would be unjust to change that, an easement may be granted to uphold that expectation.
