Title Defects

Title defects are issues or claims that challenge who has the legal right to own, transfer, or sell a property. They can include unresolved liens, unpaid taxes, fraud, or disputes over ownership boundaries. Such defects can make a property's title uncertain or legally compromised, potentially preventing the owner from selling or refinancing the property until they’re resolved. Essentially, a title defect is a problem with the proof of legal ownership that needs to be fixed before the title can be considered clear and marketable.
