
Servient Estate
A servient estate refers to a property that is burdened by an easement, which gives another property (the dominant estate) the right to use part of it. For example, if a neighbor has an easement allowing them to cross your land to access their property, your land is the servient estate. The servient estate must accommodate the rights of the dominant estate, but the owner still retains ownership and can use the property, as long as it doesn't interfere with the easement rights.
