Grant Deed
A grant deed is a legal document used to transfer ownership of real property from one person (the grantor) to another (the grantee). It guarantees that the grantor has clear title and has not transferred the property to anyone else and that there are no undisclosed encumbrances or claims against it, aside from what’s disclosed. The grant deed provides assurance to the buyer that they are receiving full ownership rights. It is commonly used in real estate transactions to confirm that the transfer is legitimate and the seller has the legal authority to sell the property.
