Eviction Procedures

Eviction procedures are the legal steps a landlord must follow to remove a tenant from a rental property. It typically starts when a tenant fails to pay rent or violates lease terms. The landlord must provide written notice, often specifying the reason and giving the tenant time to correct the issue. If unresolved, the landlord files an eviction lawsuit in court. A judge will hear both sides; if the ruling is in favor of the landlord, a formal eviction order is issued. Law enforcement may then assist in removing the tenant if they do not leave voluntarily.
