
Easement in gross
An easement in gross is a legal right that allows one person to use someone else's property for a specific purpose, independent of any nearby land they might own. Unlike easements tied to a property (appurtenant), easements in gross don’t benefit a particular piece of land but instead benefit an individual or entity personally. Common examples include utility companies having the right to run power lines across private property or a person having the right to use a driveway across another’s land. It remains in effect as long as specified in the agreement, regardless of property ownership changes.
