AST (Assured Shorthold Tenancy)

An Assured Shorthold Tenancy (AST) is a common type of rental agreement in England between a landlord and tenant. It grants the tenant the right to occupy a property for a fixed or periodic period, usually allowing for an initial minimum of six months. The landlord has the right to regain possession at the end of the term by following legal procedures, often through the issuance of a Section 21 notice. ASTs are regulated by specific laws to protect both parties, setting out rights and responsibilities regarding rent, deposits, and maintenance.
