Appurtenant Easement

An appurtenant easement is a legal right allowing one property owner to use a portion of another's land for a specific purpose, such as accessing a road or water source. This type of easement benefits a particular parcel of land, known as the dominant estate, and "runs with the land," meaning it stays with that property even if ownership changes. The land granting the easement is called the servient estate. Essentially, it ensures that the dominant estate owner can continue to access necessary resources or pathways, enhancing their property's utility.
